Kernohan Construction was contracted to build a low density multi residential ‘weekender’ maximizing ocean views, fitting within the ‘Noosa Plan’ and with minimal disruption and disturbance to surrounding property and neighbors.
Each unit has three bedrooms, two bathrooms, separate W.C, open plan kitchen, living and dining together with a separate sitting/media room, two cars per unit and a common pool.
The site is located opposite the beach, requiring extensive sheet piling on 3 boundaries to allow adequate depth for the garage and lift well. Being Slightly elevated it allows for catching of the south easterly winds and providing good ocean views from the lower and upper floor levels. The site is zoned low density residential, was within an artillery range in the 1940’s and was previously used as a tennis court hence a unexploded ordnance investigation and detailed site survey was required to interpolate the existing natural ground levels.
The building being a Class 2 construction was constructed from single skin masonry and suspended concrete slabs. Construction was to maximize ocean view from the open planned kitchen, living and dinning areas together with the master bedroom, all flowing out to a sculptured deck. The additional bedrooms share a common bathroom and separate toilet. In between the front and rear zones of each unit is additional living areas, which can be separated from the open plan living by multi stack sliding doors. The lower floor of the building incorporates secure double garages and storage for beach gear together with lift lobby providing lift access to both units. On the rear of the site a common pool was constructed which also provides access for the lower level unit via a northern courtyard.
The clients are extremely pleased with the construction process, completed building and its finishes.
